Robert “Bobby” Wade; Real estate and value enhancement trained investor and residential property manager with over 12 years training and dedicated field experience. Residential property managers help investment property owners and homeowners in preserving and increasing the value of their real estate investments. A qualified property manager can assist owners manage the day-to-day financial operations of the property, including finding and placing qualified tenants, and they ensure the property is in good working order.

PRINCIPAL MANAGEMENT DUTIES

Real Estate Listing Services and Marketing – to keep properties occupied with qualified tenants through advertising, lead follow up, property showings for prospective tenants.

Tenant Relations – develops rental agreements, selects qualified tenants, collects deposits and rents, enforces terms of rental agreements, resolves tenant complaints, oversees eviction proceedings if necessary.

Landlord/Owner Relations – keeps open dialogue with property owner on vacancies, tenants, physical condition of property, and financial issues.

Local Maintenance Coordination – Schedules maintenance and repairs, negotiates contracts with vendors, regularly inspects property to ensure it is in good working order, quickly resolves emergency maintenance issues.

Financial Reporting – keeps financial records from property operations, creates monthly financial reports for property owner.

RENT & DELINQUENT COLLECTION DUTIES

Robert has the position of engaging and managing work to directly to improve the activities of the collections department for our property management products and eviction related services and company enforcement policy, in conducting tenant investigations and collecting delinquent property accounts and will communicate all delinquent related issues to property owners.

QUALIFICATIONS, CERTIFICATIONS, EDUCATION and/or EXPERIENCE

Consistent engagement for years in property management functions; legal document preparation products and other DDS-INC. related services.
Understands purpose of legal documentation and terms and conditions of the sales and delivery contracts of all company’s products.
Knowledge of financial statements and cash flow analysis, industry/market credit research, evictions, liens, and judgments.
Has worked in the property management and LDP trade industry for over a decade.

Accredited Degree in Finance and Accounting
Strong Communication, Interpersonal and Leadership Skills
Excellent Negotiation and Problem Solving Skills
FLDPI –Certified LDP
FLDPA – Legal Document Preparers Association Member
